What to Expect

During your initial contact with DRHI, a home inspector will speak with you directly in order to determine the specifics of your home and property so that we can better determine what inspection services you need.  We will schedule an inspection time, and as always, you are invited to walk through the inspection with us.

Depending on the size of the house or property, a typical inspection will take about 2-3 hours. As indicated above, you are welcome to walk through the inspection with one of our professionals.  We highly recommend this as it gives you an opportunity to ask any questions you might have along the way.  It is not necessary however because once the inspection is complete, you will receive a detailed report of all our notes on the house and/or property.

After the initial inspection, usually within 24 hours, DRHI will provide you with a detailed report that includes all of our notes as well as some photos of the property.  It will give you an idea of what you need to keep an eye out for on the property or in the home along with a few suggestions and options of what you can do to fix any problems we see.

A Home Inspection VS Other Types of Inspections

You may be confused by the difference between a home inspector and a building inspector.

A building inspector is a government employee working for the town, village or city in which your home or property is located.  They do inspections of buildings and homes within their area in order to ensure that they are built according to code requirements.

A home inspector works for you and their job is to reveal to buyers and sellers things in the home that could be potential trouble down the road.  They identify any major repairs that are needed or any oversights made by the builder so that you can make a confident decision when it comes to buying or selling a home.

Benefits of Home Inspection

A home may just be the largest single investment you will make in your lifetime.  A home inspection can help to minimize surprises once you purchase a home.  No one wants to buy the house of their dreams only to find out after they move in that it is a money pit in need of major repairs.  Working with DRHI you get not only a licensed home inspector, you get a professional with over 30 years of experience in the construction trades.  Dave can not only tell you what you need to know about the home you want to buy, he can tell you what your options are for fixing the issues and may even be able to estimate how much it will cost you to make the repairs!  It can also be a useful tool in negotiating the price of the home.

If you already own a home and are looking to sell your property, a home inspection can help you to identify problems and help you to make smart decisions about repairs you need to make in order to get the house in the optimum condition for selling.

A Home Inspection Includes

A standard home inspection report from DRHI will cover all the major components of a home. This includes the condition of the home’s heating system, central air conditioning system, plumbing and electrical systems, the roof, attic, walls, ceilings, floors, windows, doors, foundation, basement, and all basic structural components.
